The exterior of the house is very important as this creates first impressions of the house and first impressions really do last. You need to form the impression that your house is clean and well looked after by doing the following:

You need to create the impression of home that has the following:
- loads of space.
- Is bright and airy.
- Is clean.
- That the home is a functional / practical home.
- That it is has low maintenance.
Useful hints here include:
- Make sure the house is clean from top to bottom.
- Eliminate any clutter as it will make the house seem bigger.
- Put away and tidy away all pots, pans, cutlery, clothes, books, magazines etc.
- Anything that you don't need in the house get rid of it as this will give you more storage space.
- Apply fresh coats of paints to freshen up the house - try not to use dark colours.
- Turn that office in the spare room into a bedroom as a 3 bed-room home will sell better than a 2 bed-room home & Study.
- Put fresh flowers in the kitchen and sitting room and if viewing is in the winter put the heat on so that the house feels warm and homely.
- Make sure everything works in the house!
- Carry out whatever repairs are needed. Something as simple as a loose socket in a wall can give the wrong impression so get those repairs done!
Ask for a reasonable price
Know how much your home is worth.
People often over-value their home's with the result that it leads to disappointment when they cannot sell. Look around and see how much property similar to yours is making in the market place. Find out how long property has being on the market as this may indicate whether its value is reasonable or not. Talk to your local estate agent and get a valuation for your home
Know what you are selling.
Selling your home is not the same as selling a house. Your home is full of memories and that sometimes can be hard to leave behind.
However, you now have made the decision to sell your home so now you need to know what exactly you are selling. Examples of this include:
- Are electrical appliances included in the sale?
- Are curtain and blinds included in the sale?
Small things like this can stop a sale as the purchaser gets the impression that they are being ripped of so be clear from the beginning as to what is included in the sale
Buying upwards
Many people now sell their homes in order to upgrade to a large home.
The following needs to be considered:
- Bigger house usually means bigger mortgage - have you worked out your finance's to see if you can really afford it?
- It is well worth your while shopping around for mortgages as opposed to topping up your existing one as there maybe cheaper and better alternatives out there.
- Look around and see if there are properties you like, at the right price in the right place and at the right time before you commit to selling your own home.
Build into your plans the possibility that your home may be sold and you have to move out before your new home is ready to move into
If you are part of a chain then you need to have contingency plans in place. For example what happens if someone is buying your house and you are buying another house and the person purchasing your house pulls out?
